Grant Management was incorporated in 1962 to offer the property management experience built up over forty years by its sister companies, Crestview Investment Corporation and Lawrence Construction Co. Limited, to other owners of buildings. The same corporate philosophy of ability, integrity, loyalty and experience can be found in Grant Management.

We are members of many industry organizations including Multiple Dwelling Standards Association, Fair Rental Policy Organization, Building Owners' and Managers' Association, Association of Condominium Managers of Ontario, Real Estate Institute of Canada, Urban Development Institute and the Greater Toronto Apartment Association.

     

Our staff have been with us for many years - 75 % for 10 years or more. Our General Manager and his property managers have many years' experience in property management and all have or are working towards professional designations. They attend educational courses and seminars to keep them on the leading edge of market place and legislative changes. Each manager's portfolio is limited to five hundred to six hundred units so that they can give each property they manage the time that it deserves. We are on call twenty-four hours a day. Our staff includes two Chartered Accountants to ensure accurate accounting and financial reporting. Also available to our clients is the expertise of our in-house project manager who can co-ordinate large projects such as balcony or garage repairs.

     

We are experienced in all types of management - from high-rise and low-rise residential, to factories, to office buildings, to high-rise, townhouse and industrial condominiums. We provide full service for our clients. In the case of rental property we market, lease, collect the rent, order repairs, pay the bills, review insurance policies, co-ordinate the appealing of property taxes if necessary, prepare annual budgets and provide monthly statements with a cheque from our real estate trust fund for the balance of the funds for the previous month. For condominium corporations, under the direction of the Board, we collect the common area maintenance fees, order repairs, pay the bills, review insurance policies, co-ordinate the annual audit, enforce the corporation's by-laws, invest reserve funds, prepare annual budgets, attend the monthly Board meeting and provide full monthly financial statements.
